Adel is the Dallas County seat and has become one of the most-talked-about growth communities on the western edge of the Des Moines metro. Twenty-five minutes from downtown West Des Moines, served by the highly-regarded ADM (Adel-DeSoto-Minburn) Community School District, and centered around a genuinely beautiful historic courthouse square — Adel is what a lot of buyers picture when they say they want "small-town feel with metro access."

I work with buyers all across Dallas County, and Adel comes up consistently from two distinct groups: families who want strong schools in a less-crowded setting than Waukee or West Des Moines, and remote-flexible professionals who realized they don't need to live in the metro core anymore and want more house, more land, or both for their dollar.

Why buyers choose Adel

The historic downtown is real. The Dallas County Courthouse on the central square is one of the prettiest county buildings in Iowa. Neighborhoods to know

Sugar Grove / Sugar Grove Estates — Newer master-planned community on the south side of town. Sidewalks, parks, mix of price points from the high $300s into the high $500s. Lots of recent construction activity.

Fox Creek — Mid-2010s development with established landscaping and a settled feel. Strong family neighborhood, often a sweet spot for buyers who want "newer" but not "brand new."

Northridge / North Adel — Older established homes mixed with newer infill. Closer to the downtown square and the elementary school.

Downtown Adel / historic district — Pre-1940 character homes on tree-lined streets, walking distance to the square. Some are restored to perfection, some are still projects. Pricing varies dramatically — from $225,000 fixer-uppers to $500,000+ restored Victorians.

Acreages outside city limits — Once you're outside the Adel city limits, Dallas County opens up into rolling acreages in the 2–20 acre range. Pricing typically $550,000–$900,000 depending on square footage, outbuildings, and acreage. Acreages are a real and active part of the Adel market.

Schools

ADM Community School District serves Adel, DeSoto, and Minburn — approximately 2,400 students PK–12. The district has invested significantly in facilities over the past decade, including a substantially expanded high school. Test scores trend at or above state averages, and the district is known for strong parent involvement and a true community-school feel.

Highway 6 / U.S. 169 are the primary connections. The recent Highway 6 improvements and the planned ongoing expansion of the corridor have made the Adel-to-West Des Moines drive smoother and faster than even five years ago.

The real estate market

Adel's median sale price has run in the $385,000–$420,000 range over the past 12 months, with new construction in Sugar Grove and similar developments pushing the upper end. Resale homes in older neighborhoods can still be found in the $250,000–$325,000 range, making Adel one of the more accessible Dallas County markets.

Inventory in Adel has been steadier than the metro core suburbs. New construction continues to add to supply, which has kept the market from overheating. Days on market typically run 30–60 days for new construction and 7–21 days for well-priced resale.

Is the commute to downtown Des Moines a deal-breaker? Depends on the person. 28 minutes is real time. If you commute 5 days a week to the urban core, you'll feel it. If you commute 2–3 days, it's very workable. If you work remote or in West Des Moines, it's a non-issue.

How are Adel property taxes? Dallas County's consolidated tax rates vary by city and school district. Adel's specific consolidated rate is competitive within the county. The actual annual property tax bill is driven by assessed value, the homestead credit, and the consolidated district rate.

Can I find a newer ranch (single-story) home in Adel? Yes — Sugar Grove and similar developments have built a meaningful inventory of newer ranch homes specifically for downsizers and accessibility-focused buyers. This is a real niche in Adel.
