Campustown + the campus-adjacent rings — Everything within ~1 mile of central campus. Older housing stock, lots of duplexes + small multi-family, heavy student renter market. Single-family homes here are typically owned by long-term faculty or by investors renting them. Price range: $200K–$425K depending on condition + bedroom count. Best for: investors (excellent house-hack territory) and faculty who want walking distance to campus.
South Ames + the Aldrich / South Riverside corridor — Newer construction mixed with established 1990s+ neighborhoods. Family-friendly, good schools, 5-10 minute drive to campus. Price range: $325K–$650K. Best for: faculty families, mid-career professionals, anyone prioritizing schools.
North Ames + Ada Hayden area — Newer construction, lots of trail access (Ada Hayden Heritage Park is a real asset). More suburban feel. Price range: $375K–$750K+. Best for: families wanting newer construction without commuting to ISU daily.
Northridge + East Ames — Established mid-century + newer infill. Mature trees, larger lots. Closer to the Iowa State Center, Reiman Gardens, and the I-35 commute. Price range: $275K–$500K. Best for: value-conscious buyers + first-time buyers.
What the Ames market looks like right now
Ames has its own rhythm that diverges from the broader Des Moines metro:
- August surge. The Ames market spikes in July–August every year as faculty hire cycles + grad-student moves push demand. If you're buying for owner-occupant August 1 timing, start looking by April.
- Investor competition is constant year-round. Any property within walking distance of campus gets investor offers within days of listing.
- Multiple-offer scenarios still happen below $400K, especially on properties with rental potential.
- New construction in north Ames has the best inventory selection in the metro right now — builders are negotiating on incentives.
- Days on market: properly-priced single-family in Ames moves in 7-21 days. Investor-grade properties (duplexes, 4+ bedroom near campus) often move in 2-5 days.
